A drywall estimate should start with finished wall and ceiling surface measurements—not floor area alone. Openings, board type, thickness, panel length, finish level, ceiling height, access, framing/MEP readiness, removal, protection, waste, texture, primer, paint, and disposal can all change the scope.
Estimate Florida Consulting provides quantity takeoffs, scope organization, and cost-planning support. We do not install drywall, select code-required products, inspect construction, provide warranties, or guarantee final pricing. Product, code, installation, and safety requirements must be determined by qualified project professionals.
Drywall scope checklist
| Scope group | Items to measure or clarify |
|---|---|
| Surface measurements | Walls and ceilings measured separately, openings, soffits, bulkheads, shafts, returns, and irregular geometry. |
| Board schedule | Specified board type, thickness, panel size, specialty boards, and documented fire/moisture/sound requirements. |
| Hanging scope | Framing readiness, layout, cutouts, high ceilings, lifts, staging, and restricted access. |
| Finishing scope | Joint treatment, corner bead, finish level, texture, sanding/protection, and primer or paint boundaries. |
| Existing conditions | Demolition, disposal, moisture/damage review, hazardous-material responsibility, MEP coordination, patching, and restoration. |
Board and finish choices matter
Common drywall panels, specialty moisture/mold-resistant boards, fire-resistant boards, sound-control products, and panel dimensions serve different project needs. The correct selection must come from the documents and qualified professionals, but product differences should be reflected in a takeoff rather than hidden inside one generic material allowance.
Public market-reference context
Angi’s July 2026 drywall guide identifies surface area, board type/thickness, finish level, room geometry, height, removal, and location as budget variables. Homewyse’s May 2026 example provides an illustrative scope and exclusions; Home Depot’s May 2026 guide distinguishes common panel types, sizes, and thicknesses. They are dated external references—not a Florida quote or an Estimate Florida Consulting construction offer. Angi drywall reference | Homewyse scope example | Home Depot drywall guide.
Documents for a drywall takeoff
- Current architectural and reflected-ceiling plans, sections, room finish schedule, and interior details.
- Board type/thickness and finish-level requirements shown in specifications or project instructions.
- Project location, bid date, ceiling heights, access conditions, phasing, and included/excluded restoration work.
- Clear coordination boundaries for framing, insulation, electrical, plumbing, HVAC, firestopping, and paint.
