Measure the paintable scope, not only the floor area
Floor area can be a starting reference, but it does not accurately represent all walls, ceilings, doors, trim, baseboards, or high spaces. Ceiling height, open-to-below areas, stairwells, archways, columns, textured finishes, cabinetry, and room access can all change the quantities and labor conditions. A clear estimate records the actual wall and ceiling areas, separates trim and doors, and identifies what is included in preparation and protection.

- New construction versus repaint, existing surface condition, patching, sanding, primer, and repair requirements.
